Four Advanced Valuation Methods for Real Estate Investors

While traditional appraisals remain essential in many cases, real estate investors are increasingly adopting diverse valuation methods to help reduce costs, streamline processes, and better manage risk. Learn more:

Automated Valuation Models (AVMs) apply statistical modeling on historical property data to generate estimated property valuations. AVMs are technology-driven, making them the fastest and most cost-effective way to get a quick estimate of the value of a home. They provide valuations without the need for fieldwork, to help minimize human bias and fraud risk. However, AVMs may not account for current property conditions, making them potentially less accurate if the property significantly differs from surrounding comparables.

Desktop Appraisals are just that, appraisals conducted from an appraiser’s desk. They utilize property tax records, MLS data, and public records to estimate value. They are faster and more affordable than traditional appraisals but rely on the availability and quality of data.

Hybrid Appraisals combine elements of traditional and desktop appraisals. Hybrid appraisals involve a licensed appraiser in the state completing the report while another party conducts the property inspection. This method offers a more accurate valuation than desktop appraisals, as it considers property condition, and is typically quicker and more cost-efficient than traditional appraisals.

Broker Price Opinions (BPOs) are performed by licensed real estate agents or brokers and estimate a property’s potential selling price using comparables and neighborhood information. While not equivalent to appraisals under the USPAP, BPOs are useful for mortgage-backed security reviews or other mortgage loan scenarios that don’t involve a credit decision.
