“Become a Student of the Real Estate Business”
Britton “Britt” Briscoe is a franchisee with HomeVestors® of America, Inc. (HVA) in Tampa- Saint Petersburg-Sarasota, Florida, and a HVA Development Agent (DA) for the states of California and Florida. He started his independently owned and operated franchise, Revolution Holdings LLC, in 2015 shortly after receiving his MBA in Finance from California Lutheran University.
Life Before HomeVestors
Britt earned his bachelor’s degree in business and entrepreneurship from California Lutheran University and began his real estate career as a capital projects manager at the university. In that role, he gained hands-on experience in ground-up construction and commercial property maintenance.
While pursuing his MBA, Britt took on a consulting role that ultimately led him to HomeVestors. As part of his program, he worked with a HomeVestors franchisee who, in Britt’s words, “was great at construction and real estate, but needed help with the day-to-day tasks of running a business.” Drawing on his background in data analysis and process improvement, Britt offered insights that helped streamline operations. He also developed a system called “Lead Tracker.”
During the consulting role, Britt knew he wanted to become a HVA franchise owner and began exploring different real estate markets in which he wanted to do business. After earning his MBA, he chose Tampa, Florida, as the ideal place to launch his business and purchased his HomeVestors franchise in October 2015.
Becoming a HVA Business Owner
“In my first year, I was a sole operator doing most everything by myself,” said Britt. “I relied heavily on the HomeVestors network and community, but I did not yet have an internal team. However, I was young, excited, and ambitious.”
Britt relied heavily on the systems and training provided by HomeVestors, as well as on other franchisees. “I did not even start advertising until December 2015, but I had my first purchase contract in November because of a referral I received from another franchisee. He and I still collaborate to this day, and I still utilize the vendors they recommended to do the rehab work on that first house. In fact, they have done the rehab work on over five hundred of my homes.”
Britt’s first year ended with over forty purchase contracts. “My favorite story is that on one day I bought four properties while only having three appointments,” explained Britt. “One seller sold me a vacant lot next door to her property. I still own two of those homes and the vacant lot.”
The Subsequent Years
“My volume over the years has been very consistent,” said Britt. “My team and I still do 30–40 deals per year, but our profitability has increased exponentially.”
That level of consistency doesn’t happen by chance. While individual results will vary, Britt credits much of his success to strong systems, a supportive team, and a deep commitment to the HomeVestors model. His team now includes eight full-time employees, along with his wife of fourteen years, Allie, who leads project management, staging, and design.
“The team manages the day-to-day franchise operations, because as a Development Agent, my focus is to help our franchisees help and serve others.”
Revolution Holdings LLC dealings are dispersed among fix-and-flips, wholesale and buy-and-holds. Explained Britt, “Even though my focus is fix-and-flips, I also do buy-and-holds. Buy-and-holds offer great tax benefits, so I ‘flip for cash and hold for wealth.’”
Britt has three primary philosophies when it comes to his business and HomeVestors. “First, our end goal is to help people and not necessarily buy their house. Second, we are in the service business and not the real estate business. Finally, I want to leave every house better than I found it.”
Britt is driven by a desire to truly master the craft of real estate. The question he continues to ask himself is simple: “How could I continue to help others?”
