Daniel Nice is a franchisee with HomeVestors® of America, Inc. (HVA) in Norfolk, VA, officially known as the Hampton Roads market. He started his independently owned and operated franchise, Nice Heritage LLC, in 2020 while concluding his career as a Captain in the United States Army. The Hampton Roads market is an ideal fit for Daniel because of the area’s large active duty and retired miliary population.
Life Before HomeVestors
Daniel graduated from the Virginia Military Institute (VMI) in 2015 and was commissioned as a Second Lieutenant in the Medical Services Corps. His first duty station was at Fort Hood, Texas, and while stationed there he was deployed to Afghanistan in 2017, where he courageously served for nine months. Upon his return in 2018, he was assigned to Fort Eustis, VA, where he was assigned as the Brigade Medical Officer. Daniel fulfilled his military obligation and resigned his commission in 2021, but not before buying his HomeVestors franchise in 2020. Carefully planning his future as a civilian, he began his career in real estate in the evenings while serving his country during the day.
Becoming a HVA Business Owner
“My father was a Class A General Contractor who specialized in building custom homes,” Daniel explained. “I wanted to work with my father, so I explored the HomeVestors opportunity and was excited about it because of the various systems they already had in place to help ensure my success.” Daniel bought the franchise, and his father did the necessary renovations.
Daniel’s wife, Marianna, is a real estate agent and handles the property sales for the company. He subsequently brought on his sister who does the design work on the rehabs.
“My first full year as a HomeVestors business owner was 2021,” Daniel said. “I did my first contract in January and sold the house in March. As a result of that early success, I started putting more money into advertising and I ended the year by buying ten homes. I must give a lot of credit to my HomeVestors Development Agent (DA), Amir Alexander. He was very experienced in sales and went with me to my first couple of meetings with prospective sellers.”
The Subsequent Years
“I experienced constant growth year-after-year and learned how to find and get better deals,” Danield explained. “In 2021, I bought five duplexes and in 2024 I did a 1031 Exchange and purchased a 64-unit multifamily community, which I still own today. Even though my focus is fix-and-flips, I also do buy-and-holds. Buy-and-holds offer great tax benefits, so I ‘flip for cash and hold for wealth.’”
In 2023, Daniel won HomeVestors’ annual The Ugliest House of the Year®, which resulted in a hefty donation from HomeVestors to Habitat for Humanity® Peninsula and Greater Williamsburg.
Daniel bought a late-19th-century York County farmhouse. During the seven-month “dramatic” renovation project, much of the house had to be gutted and new systems installed. “I took on this project as a challenge and everybody won. It was great public relations for me and HomeVestors, and Habitat for Humanity® received a check for $20,000,” Daniel said proudly.
When asked what advice he would give to new real estate investors, his advice was straightforward: “Surround yourself with successful people and Watch, Learn, and Implement. Also start your business incrementally because you need to keep cash flow in check. And obviously, become a HomeVestors independent business owner.”
